MAYOR LURIE BREAKS GROUND ON NEW 100% AFFORDABLE HOUSING DEVELOPMENTS 

Projects Will Create 167 New Homes for Low-Income Families, School District Employees Builds on Mayor Lurie’s Work to Make San Francisco More Affordable for Future Generations, 
Foster Vibrant 24/7 Downtown


SAN FRANCISCO – Mayor Daniel Lurie today broke ground on two new 100% affordable housing developments, taking bold steps to ensure future generations can call San Francisco home and drive the city’s economic comeback. Together, the projects will deliver 167 permanently affordable homes, including for low-income families and low-income San Francisco Unified School District (SFUSD) and San Francisco Community College District (SFCCD) employees.

Mayor Lurie has taken bold steps to make San Francisco more affordable, introducing his  Family Zoning plan to ensure future generations can afford to raise their children in the city and taking steps to  create housing for victims of domestic violence and families that have experienced trauma. He has also moved to encourage the creation of new housing and foster a 24/7 neighborhood downtown—signing legislation to facilitate conversions of empty offices into much-needed homes, cosponsoring legislation with District 6 Supervisor Matt Dorsey that unanimously passed the Board of Supervisors to  unlock potential for more housing in the East Cut and SOMA neighborhoods, and inviting  proposals for affordable housing in the East Cut.

“At 750 Golden Gate and 850 Turk, we are breaking ground on our future. A future where building housing in San Francisco is not the exception—it’s the expectation,” said Mayor Lurie. “What used to be a parking lot is about to become 167 affordable homes. To all the builders, organizers, advocates, and neighbors who brought us to this moment: thank you. To the families and educators who will one day call these buildings home: Welcome, we’re building this for you.”

The new developments will be located at 750 Golden Gate Avenue and 850 Turk Street at the intersection of the Civic Center, Hayes Valley, and Tenderloin neighborhoods. They will include 75 units prioritizing SFUSD and SFCCD employees and 92 units for low-income families.

750 Golden Gate and 850 Turk are near schools, parks, retail, job opportunities, and public transit connections, including Muni lines and the Civic Center/UN Plaza BART station. Both projects will include community rooms, staff offices, landscaped courtyards, and secure bike parking for residents. MidPen Housing Corporation, one of the largest nonprofit developers, owners, and managers of affordable housing in Northern California, will provide onsite services available to residents for no charge, including workforce development, health and well-being programs, connections to community resources, and educational opportunities for youth and their families.

“San Francisco can’t thrive if the people who serve our city can’t afford to live here,” said District 2 Supervisor Stephen Sherrill. “The groundbreaking at 750 Golden Gate and 850 Turk moves us one step closer to what should be common sense: housing our workforce. We need to keep building homes our teachers, nurses, and frontline workers can actually afford, and we need to do it with urgency.”

"We've seen tremendous success with our first educator housing project—a strong partnership with the Mayor's Office—and we fully support providing more opportunities for our educators to live in the communities they serve."

In 2019, Governor Gavin Newsom signed Executive Order N-0619 which allowed state agencies to identify and prioritize excess site properties for multifamily affordable housing projects. In May 2021, the state of California through the Department of General Services (DGS) and the California Department of Housing and Community Development selected MidPen to develop two multifamily affordable housing projects at 750 Golden Gate and 850 Turk. The groundbreakings today represent phase one of the projects. In total, these sites are expected to deliver 263 affordable housing units across three projects when another family housing building is added to the 750 Golden Gate site.

“We are repurposing excess properties throughout the state to build affordable housing that California communities urgently need,” said Ana M. Lasso, DGS Director. “DGS is enthusiastic to collaborate on a project that has the unique distinction of benefiting educators and employees of the SFUSD and SFCCD.”

“Thanks to the Excess Sites program, the state has successfully converted underutilized state properties into community assets for current and future generations of Californians,” said Tomiquia Moss, Business, Consumer Services and Housing Agency Secretary. “These projects in San Francisco will build much-needed affordable homes for local residents who often find it difficult to live in the very communities they serve.”

750 Golden Gate and 850 Turk are MidPen Housing’s second and third affordable housing projects in San Francisco. The organization recently completed Shirley Chisholm Village, San Francisco’s first-ever educator housing project located at 1360 43rd Avenue in the Outer Sunset.

750 Golden Gate and 850 Turk are funded by a mix of federal tax credits, as well as with substantial support from the Mayor’s Office of Housing and Community Development, the California Department of Housing and Community Development, and the Business, Consumer Services and Housing Agency. Additional lending and equity financing was provided by First Citizens Bank and Bank of America.

The construction of 750 Golden Gate and 850 Turk will be overseen by Cahill Contractors. Additional local development partners include David Baker Architects, Min Design, Form/Work, KPFF Consulting Engineers, Emerald City Engineers, and Precision Construction Management Services, Inc.
